Pre-Drywall Meeting Tomorrow

Tomorrow is our pre-drywall meeting.  Drywall will already be getting installed as we are attending the meeting.  Is that normal?  In all fairness, our PM asked if we could come today, but we weren't available until tomorrow.  I really wanted to get an inspection done, but I just didn't have enough notice or time to schedule it.  I'm hoping that everything was done correctly.  I will make sure that we get a third party  inspection done prior to closing. 

On another note, we had another mortgage lender run all the numbers with all of the figures given by NVR and guess what...even without including the $15000 in closing help we would have to bring less money to closing, our interest rate and payment would be lower.  Does that even make sense?  Has anyone found this to be the case?  I thought that the closing help was an incentive to lower our cash outlay...

  1. I don't think they should be installing your drywall until AFTER you have the walk through. As far as inspectors go- I had my PM call me a week before he suspected our dry wall would be ready to install. A lot of inspectors (especially the really good and busy ones) need a week in advance notice to schedule you in- since these inspections can take about 1 hour or more. I am glad I did- the inspector was the one who figure out why a window wouldn't close properly and noted that my kitchen vent was hooked up to circulate and not blow out. Minor things but things that could have caused big problems later. Ask your PM to let you know when he/she thinks the pre settlement meeting will take place- this to give you an idea of when to be ready. As it gets closer he should be able to give an exact date because that is the day you want your inspector to arrive (at least this is what my inspector told me- to have him there on the pre settlement date- so they can make any repairs BEFORE we move into our home)

    1. Thanks, LChapman for the recommendations. I will definitely plan for the pre-settlement meeting. Everything worked out fine for today's meeting. We were still able to see everything. The worker's were just getting started, so nothing was really closed up yet.

  2. Reading this post and good advice LChapman for our future pre-dry wall mtg.
    As far as mortgages, we are just starting to research other companies outside of NVR to see if they will offer more over the incentives we got. It's doubtful on our side. We got a free MR, Basement & $15k in upgrades. I thought I read we must use NVR to not get charged all if these incentives. I have heard others do much better than NVR depending on what was offered to the Buyer at the time. So, you got lucky! Congrats!! Do you mind letting others know who you ended up with?

    1. Hi! We were just researching as well at the advise of our realtor. Our closing costs seemed a little high, so we wanted to at least get an additional quote. We got the free MR, Basement, and 15k towards closing. In our contract, the MR and basement are listed as standard incentives. The 15k is only good with use of NVR. I am definitely going to share our quote with NVR and give them a chance to match or improve their rate & quote. We are going to lock in by next week, if it's with NVR we aren't sure just yet.

    2. After reading your comment I double-checked and the MR & basement are standard with us too. Plus I believe our 15K in upgrades. I read about 11k is towards closing cost but we need to use NVR. My husband is searching around & talking with our loan officer from our previous house. ;)

We had one RH sales rep tell us that we would still get the NVR incentive money if we either were denied by NVR Mortgage and approved elsewhere (unlikely to happen) OR if we could find another lender that could beat their rate by at least a certain amount....but I can't remember what that amount was. 3/4th's a point maybe? Anyway, I don't know if this is true for all RH communities or not.
